Strong Cottage Sales in Muskoka

The total number of cottages sold on Lake Muskoka, Lake Rosseau, and Lake Joseph in 2016 was up 23% from 2015 making it the best year overall since we started tracking cottage sales in 2000.

The growth was spread across all three of the “Big Lakes” with Lake Muskoka unit sales up 6.5%, but the big winners in 2016 were Lake Rosseau where unit sales increased by 57.9% and Lake Joseph where the number of sales grew by 51.4%. All three lakes set an all-time record for unit sales.

Dollar sales were up 36%, making 2016 the highest year on record for sales revenue on the big three lakes in Muskoka. This smashes the previous record, which was just set last year, by over $100 million. Lake Rosseau was the largest source of Dollar sales growth, posting an impressive 110% increase over the prior year. Lake Joseph also grew sales significantly, with a 37% increase, while Lake Muskoka sales grew at a more moderate rate of 7.4% on the heels of a 17.5% increase in 2015.

Good News for Muskoka Cottagers

The good news, assuming you already own waterfront property here on a big lake in Muskoka, is that despite the financial market gyrations, the average selling price of a cottage on one of the big 3 lakes in Muskoka has increased by more than 50% since 2004.

Specifically, cottages on Lake Muskoka are up 55%, Lake Rosseau is up 49% and Lake Joseph is up 72%.

This information is taken from the stats we collect on the average cottage price sales each year. We now have 12 years of comprehensive statistics.
